Green Label

The Green Label was initiated in 2008. It aims to offer a programme enabling USPI members to achieve savings of energy and natural resources in connecion with managing residential and office buildings. Companies are free to join this voluntary programme and the related standards are set out in the Green Label Regulations (Règlement relatif au Label Vert). The Green Label programme has had considerable success, with 25 out of the 30 companies deciding to take part.

Every year our Association will establish one or more programmes depending on the goals we have set ourselves and the technical resources available.

The first initiative we have proposed aims to refurbish lighting in the common areas in residential and office buildings. The goal is to renew the lighting installations of 10% of the buildings under management. The programme’s estimated achievable electricity savings could be as much as 8GWh over one year or the equivalent of the annual consumption of some 2000 households.

In due course, the electricity savings we propose to achieve through this programme represent 1% of the total electricity consumed in the Canton of Geneva.  

This programme’s success has encouraged us to launch a second programme under the Green Label, aiming to optimise how the heating system is managed in residential and office buildings. This new programme will allow reductions in the amounts of fuel used for heating and hot water. Average savings of more than 10% may be achieved via a result-oriented contract with heating firms, optimising the technical plant in these types of buildings.

Moreover, the estate agents taking part in this project commit to introduce a range of measures in their companies, such as waste-sorting, office lighting controls, as well as encouraging soft mobility among their employees.

This programme is one of the ways USPI Geneva hopes to meet the many expectations of owners and tenants, not to mention those of the authorities and the general public. Starting with this initiative, Green Label members will systematically address energy and environmental issues in connection with the management of residential and office buildings.

The Green Label makes it possible to curb the cost of electricity and fuel, - the benefits to tenants and owners alike are beyond dispute. In this context, the Cantonal Energy Certification for Residential and Office Buildings (Certificat énergétique cantonal des bâtiments - CECB) , will soon be introduced. USPI Geneva’s members are pioneers in this field since the Green Label is the start of systematic and generalized energy management for Geneva’s real estate – as such, it is a first.

For 2015, the agencies listed may use the Green Label.
